According to the government figures, property transactions are on the rise, with the number of purchases having increased by one per cent between June 2024 and June 2025.

By having a good understanding of the area, other properties that are up for sale, and the local market, they will be able to value the home correctly, target relevant buyers, and promote it on the best channels.
Chief operating officer at Zoopla Rich Hayes supported this research, saying: “It highlights that local presence, expertise, and reputation are far more crucial to consumers, and it really is about building trust with vendors from the outset.”
Negotiation skills
Homeowners not only want an estate agent that is a good salesperson, highlighting all the premium features of the property, but also one that can negotiate the price well.
Over one in ten vendors believe this to be the most important factor in choosing an agent, with sellers still very much focused on getting a good price for their home.
This means sellers are more willing to pay a higher fee if they have the confidence their estate agent can sell the house for a good value and swiftly, as well as have a good rapport with them throughout the process.
